The Buildout Nobody Puts in the Med Spa Business Plan

Comparing med spas is mostly about providers and devices. Opening one is mostly about a building. That order catches people who come to aesthetics from a clinical background, because the lease gets signed early, the device order goes in early, and the room that has to hold both gets drawn last. By then the schedule belongs to a contractor and a plans examiner rather than to the owner.

A treatment suite is a plumbing and electrical problem wearing a spa's clothes. Every wet station wants a supply line, a drain, and somewhere for the water heater to live. Laser platforms want dedicated circuits and, depending on the unit, their own disconnect. Rooms need doors that seal if peels or lash adhesive are in use, ventilation that is sized rather than assumed, and finishes that survive being wiped down a dozen times a day. A sink added after drywall costs several times what the same sink costs before it.

The valley has design-build firms that carry those trades themselves instead of subcontracting each one, which changes who answers when the plumbing rough-in and the electrical rough-in disagree. Kingdom & Co is one Las Vegas firm that lists commercial remodels alongside its residential work and keeps carpentry and plumbing in house. It publishes a three-phase sequence, consultation then design then construction, and says plainly that it does not want to be writing change orders once a design has been signed.

That last part deserves a second read from anyone financing a buildout. Change orders are where a fixed budget turns variable, and in a treatment space they cluster in predictable places: a room repurposed midway from facials to laser, a device that arrives with different clearance requirements than the spec sheet implied, an inspector who wants a second exit path. Each of those is a redline on a drawing at one stage of a job and a demolition ticket at the next. Settling them on paper during design costs drawings. Settling them during framing costs weeks.

Readers using this site to choose a provider have no reason to care about any of it. Readers on the other side of the counter, the injector weighing her own suite in Henderson or Spring Valley, are the ones who should. Get the device manufacturers' installation requirements in hand before the first design meeting, and ask whoever is bidding the work which trades they employ and which they hire out. Both answers change the number, and both are easier to collect before a lease has committed anyone to a floor plan.
